Victoria Island and Ikoyi

Corporate hubs with premium rents. One-bedrooms often run ₦1.5M–₦3M/year. You pay for location and security, not square metres.

Lekki Phase 1

Popular with young professionals. Two-beds commonly ₦800k–₦2.5M. Strong food and nightlife; expressway traffic is the main downside.

Yaba and Surulere

Mainland value pockets. Yaba suits tech and student life; Surulere feels quieter and more family-oriented. Expect ₦350k–₦1.2M for many one- and two-bed units.

Ikeja

Commercial mainland hub with solid transport links. Wide range from older flats to newer blocks. Good if you work around the airport or CBD.
