Lagos is fast, expensive, and full of agents who assume you already know the rules. This guide is for anyone who does not — fresh graduates, returnees, or Abuja transfers — and walks through the full process from area selection to key collection.
Island (VI, Ikoyi, Lekki, Ajah) suits corporate workers who can pay more and tolerate traffic. Mainland (Yaba, Surulere, Ikeja, Gbagada) gives better space for the same money. Decide based on commute, not Instagram photos.
Annual rent is only part of it. Add agency fee (often 10%), legal fee (often 10%), caution deposit (often one month), and estate service charge where applicable. A ₦900,000 listing can easily require ₦1.1M upfront.
Visit in person. Confirm the person collecting money has authority to rent the unit. Ask for ID. If someone refuses a viewing or pressures same-day payment, stop.
